A DSCR (Debt Service Coverage Ratio) loan qualifies based on the rental property's income rather than the borrower's personal income. The DSCR is calculated by dividing the gross monthly rent by the total monthly payment (PITIA). A DSCR of 1.0x means rent covers the payment; 1.25x+ is considered strong.
